Welcome to the Kensington Manor neighborhood, and to the Kensington Manor Homes Association! Please find below some helpful resources for new residents, both to Kensington Manor and to Overland Park:
New Resident Information
- Dues Information: Upon closing, the title company for the sale should ensure that all previous owner KMHA dues are current. KMHA dues information can be found on the Dues page.
- Bylaws and Restrictions: The Bylaws and Restrictions that govern KMHA are available on the Bylaws page. Anything not addressed in these documents is governed by the City of Overland Park, Kansas.
- Utilities: Our utility providers are Evergy (electricity), Atmos Energy (natural gas), WaterOne, and Johnson County Wastewater. A wide variety of internet, television, and phone providers is also available.
- Schools: Kensington Manor is in the Blue Valley School District. Our local public schools are Oak Hill Elementary, Oxford Middle School and Blue Valley Northwest.
- Pool: The KMHA pool is typically open from Memorial Day weekend to Labor Day weekend. If you do not get a pool key from the previous homeowner, please contact the Pool VP. Additional information, including hours, rules, and additional keys, can be found on the Pool page.
- Trash & Recycling: Curbside trash and recycling are provided as part of your annual dues. Please have your trash to the curb by 7:00 AM on Wednesdays. Please do not put your trash out more than 24 hours in advance. If any issues arise with your trash service, such as a missed pickup or broken/missing bin, please contact KC Disposal at (816) 388-9739.
- Mail Keys: The USPS utilizes group mailboxes for Kensington Manor. If you did not receive a key from the previous owner, please request a re-key at the USPS office at 12433 Antioch Rd.
- Overland Park: Kensington Manor is located in the City of Overland Park, Kansas. Overland Park maintains our streets and sidewalks, street trees, street lights, city permits, and manages code violations. The city also manages Kensington Park at 123rd and Grant. If you have any issues to report to the city, you may use the OPCares website.
- Permits: Improvements to existing structures, or the addition of any new structures in Kensington Manor require approval from the KMHA Board of Directors and a permit from the City of Overland Park.
